River City Property Management Inc. is committed to respecting your privacy and has prepared this Policy to inform you of our policy and practices concerning the collection, use and disclosure of personal information. We are dedicated to provide you with superior service while protecting your privacy and safeguarding your personal information.

When you become a client of River City Property Management Inc., whether it be as an owner of a property or a lesee, you will be providing us with personal information relating to the lease of a property, rental of a unit or managing a property, along with the ensuing delivery of services such as repairs and maintenance. You may also be providing us with information regarding your financial and employment status for approval of an application.

Our office only collects personal information necessary to effectively market and lease property and to assess qualified tenants for leasing. Personal information will be collected, to the extent possible, directly from the individual concerned. When we collect personal information from an individual we will make them aware of the purpose(s) for collecting, using or disclosing the information and obtain their consent in an appropriate fashion consistent with the sensitivity of the information.

As part of our established relationship with you, we will use and retain your personal
information for the following purposes.

* To complete business transaction with you and to provide levels of service following the completion of a transaction, such as a unit rental, or lease.

* To share personal information that we collect with other service providers, such as utilities, banking institutions and credit agencies, as well as contractors etc. who perform various functions to assist in our delivery of service to you.

* We may also be required to provide personal information to third parties for legal or regulatory purposes or to the owners of properties we are providing management services to.

If you wish to withdraw your consent for one or more purposes, please notify our office. Please note that this may limit our ability or prevent us from providing you with the services you desire. We will rely on you to keep us informed of any changes in your personal information. If you believe that the personal information that we hold is incorrect, please contact us to view your file.

Appropriate measures are in place to protect the privacy of your personal information against loss, misuse or unauthorized access. We are sensitive to the nature of the personal information you have entrusted in us.

Your provision of Personal Information to River City Property Management Inc. means that you agree and consent that we may collect, use and disclose your Personal Information in accordance with this Privacy Policy. If you do not agree with these terms, you are requested not to provide any Personal Information to River City Property Management Inc. Unfortunately, certain services can only be offered if you provide Personal Information and consequently, if you choose not to provide us with any required Personal Information, River City Property Management Inc. may not be able to offer you those services.

Please note that there are circumstances where the use and/or disclosure of Personal Information may be justified or permitted or where River City Property Management is obliged to disclose information without consent. Such circumstances may include:

*Where it is necessary to establish or collect monies owing to River City Property Management Inc.

* Where it is necessary to permit River City Property Management Inc. to pursue available remedies or limit any damages that River City Property Management Inc. may sustain.

* When the information is public.

Where obliged or permitted to disclose information without consent, River City Property
Management Inc. will not disclose more information than required.

This statement is in effect as of JANUARY 1, 2004. River City Property Management Inc. will from time to time review and revise its privacy practices and this Policy. In the event of any amendment, an appropriate notice will be communicated to Clients and others in an appropriate manner.
